Andover expanded enormously in the 1960s and 70s, and a great deal of that housing is now at the point where the original heating design, not just the boiler, has reached the end of its life.
The town grew under a development agreement with London, so a large share of the stock is now fifty to sixty years old and on its second or third generation of heating. What we typically find is original microbore pipework that has silted up, radiators that were undersized when they went in, and a system that has been patched and added to over decades without ever being redesigned or rebalanced.
The symptoms are always the same: cold spots at the far end of the circuit, a boiler that fires and stops repeatedly, and rooms that never quite get there. A powerflush, a magnetic filter and proper balancing resolve a good proportion of it. Where the pipework is genuinely past it, we will say so rather than sell a flush that will not last.
The newer estates are a completely different picture.
